You sign in to FM:Systems through Makini Link, then paste the MCP endpoint Makini issues into Claude, ChatGPT, Cursor or another MCP client, and get_connection_details shows which objects and fields that connection offers. What the agent can reach depends on the permissions of the connecting account, so limit that account to the modules and sites the job needs. FM:Systems sells both SaaS and self-hosted licenses; for a self-hosted installation, IT can allow Makini's fixed IP addresses or set up a VPN.

Yes, an AI agent can follow FM:Systems service requests to work orders where the connection exposes both. Makini's search_work_requests tool finds requests by status, requester, asset or location, so a coordinator can ask which employee requests from last week are still waiting. FM:Systems routes requests through configurable workflows and notifications, so the agent reports the current stage while your workflow decides the next step.
An FM:Systems administrator should create a dedicated account for the connection, with access limited to the modules the agent needs, such as facility maintenance and asset management, and to the relevant buildings. Leave lease and HR data out unless the job needs them. If your contract includes a test environment, connect that first and try read-only questions before production.
Letting an AI agent update FM:Systems work orders is possible only if your connection and the account's permissions allow it, and it is safest to start with reading. Makini's tool list includes create_work_order and update_work_order, but status changes in FM:Systems can trigger configured workflow steps and notifications, so a wrong update reaches real people. Allow drafted service requests first, once the team trusts the results.
